The Coach House is a unique semi- detached house nestled within the Ladywell Conservation Area, just a three-minute walk to Hilly Fields park.
Presented to the market in excellent condition throughout, the property unfolds over three storeys as a central oak stairwell winds through bright and flowing living spaces. A paved stone walkway leads past a private courtyard and access to the house is through a discreet entrance set back from Embleton Road.
On the ground floor your attention is immediately drawn to the French doors which frames the lush green garden and floods the downstairs living space with natural light. The ground floor has an open-plan living and dining room which flows beautifully out to the paved courtyard (the perfect spot for a morning coffee) and 44ft private south-easterly facing garden. A great sociable space!
The fully fitted kitchen is to the rear with plenty of built-in storage and an additional window for more natural light. All windows are fitted with bespoke plantation shutters throughout this property.
As you make your way up the oak staircase on the first floor is the well-lit principal bedroom and family bathroom. The main bedroom is incredibly bright, with two windows enjoying leafy views over the garden and an additional two skylights adding more natural daylight to this wonderful home. In the large family bathroom, you will find modern white fittings, a walk-in shower and separate bathtub.
On the top floor you have the second double bedroom which also benefits from being bright and spacious with a large skylight and additional built-in storage. Additionally there is a second shower room with modern white fittings and tiles, which match the main bathroom.
The high-street in Ladywell has an array of independent shops, a deli, a bakery, a butcher to name a few along with a popular gastro-pub. Ladywell station is a 5-minute walk away with regular connections to London Bridge in as little as 9 minutes and Cannon Street in 19 minutes. Brockley Overground station is a pleasant 20-minute walk through the conservations area with regular services to Canada Water and Shoreditch. For access to Canary Wharf, you can pick up the DLR from Lewisham which is approximately a 13-minute walk away and has fast and frequent services in a little as 15 minutes.
The local area has a wonderful offering of independent shops, bars, restaurants, and the award-winning Brockley Market which is a short walk from this wonderful home.
A note from the sellers
We’ve loved living in this house for the last 7 years and will be sad to leave. The unique layout over three floors and the incredible light that floods into the bedrooms and living room are things we will miss. But our favourite part of the house is the garden - having a morning coffee in the sunshine listening to the birds is perfect! Ladywell is an amazing part of London that still feels undiscovered. It’s got a great mix of a friendly, village-feel, with plenty of cafes and shops to discover (Oscars does great coffee!) and Hilly Fields just around the corner (for the amazing sunrise!), alongside the practicalities of having lots of options for commuting.
