A message from the owners:

We have loved living on Fossil Road amongst a wonderful community of neighbours and a stones throw to the amazing Hilly Fields. It has been the perfect family home where we welcomed our children, who have enjoyed attending the local nurseries and primary schools.
We have lovingly renovated this late 1920's house whilst preserving the character that first drew us to it. We'll miss our daily walks at the park, Saturday morning coffees at Oscar's Cafe and the buzz of Brockley & Ladywell. It is a very special house, filled with happy memories and we hope its next owners will enjoy it as much as we have.

Agent:

There are houses you buy, and there are houses you become part of. This is very much the latter.

Tucked away on much-loved Fossil Road, this sits within one of those rare communities where neighbours know one another, children still play out on their bikes and summer means a proper street party. In fact, Fossil Road was voted the quietest street in London in 2013 and even today, it retains that wonderfully peaceful, tucked-away feel that makes it such a special place to come home to.

Just a stone’s throw from the sweeping green spaces of Hilly Fields, this has been the perfect family home.

Built in the late 1920s, the house has a character and charm that is increasingly hard to find. The current owners fell for that sense of history from the very beginning and, while lovingly renovating the property, have taken great care to preserve the original features and personality that first attracted them to it.

Inside, the house has been thoughtfully transformed for modern family life. The interiors have been renovated throughout and every room newly decorated, while the layout has been reimagined to create a wonderful open-plan kitchen and dining space the real heart of the home. A new kitchen 4 years ago and appliances bring a fresh, contemporary feel, complemented by a new bathroom and fixtures, new radiators throughout and a Worcester boiler installed in 2025.

Original pine floorboards run throughout the house and have been beautifully sanded and varnished, adding warmth and character beneath your feet. The electrics and wiring were completely renewed during the renovation five years ago, with all relevant certificates available. New garden doors and kitchen windows bring the outside in, while a Velux skylight has transformed the hallway, flooding what could otherwise be a darker space with natural light.

Outside, both the front and rear gardens have benefited from considerable new planting, creating green, welcoming spaces that change beautifully with the seasons.

And then there is the location.

Hilly Fields is practically on the doorstep perfect for morning walks, weekend adventures, playground trips and simply escaping into the open air.

Brockley and Ladywell are close enough to enjoy their cafés, restaurants, independent shops and lively community spirit, while excellent transport links from Ladywell, Lewisham and St Johns make getting further afield wonderfully straightforward.

For families, the area is particularly special. The local primary schools are highly regarded, with schools nearby rated Ofsted Good or Outstanding, and the house sits within sought-after catchment areas. The Prendergast secondary school at Hilly Fields is also very well regarded.

Perhaps one of the greatest pleasures of Fossil Road, though, is the feeling of community. There are lots of young families on the street, children play outside, neighbours look out for one another and the annual summer street party brings everyone together. It is peaceful and safe, but never isolated a rare combination in London.

For those looking ahead, there is also exciting potential to make the house your own. There is scope to extend, with neighbouring properties having already extended into the loft and next door extending to the rear, subject of course to the necessary permissions.

Ultimately, this is more than a beautifully updated late-1920s house. It is a home with soul, in a genuinely wonderful part of London. A place where original character meets modern family living, where Hilly Fields is your back garden in spirit, and where the community outside your front door is every bit as important as the rooms inside it.
