South Norwood is a thriving, welcoming community that we’ve loved being part of since 2016. The area has continued to evolve, and we’ve really enjoyed watching it grow.The house is ideally located just a minute’s walk from Norwood Junction station, with fast links into central London – only 12 minutes to London Bridge, around 25 minutes to Shoreditch, and 30 minutes to Victoria.
We’ve found plenty of favourite spots locally, including the Craft Beer Cabin, Little Mouse Wine & Cheese, Four Boroughs Coffee and Brown & Green Café.

Just two stops on the Overground, or a five-minute bus ride, takes you to Penge West and The Bridge House pub, which has a fantastic atmosphere and a brilliant beer garden. From there, you can wander into Crystal Palace Park and up towards the vibrant Crystal Palace Triangle, where you’ll discover gems such as The Sourcing Table wine bar, the lively pubs The Faber Fox and The Alma, the Everyman Cinema, and a wonderful mix of independent shops. We particularly love the Antiques Centre, Ivy & The Wolf (a plant and coffee shop), and Mrs Robinson for interiors – perfect for a relaxed Sunday browse.

Croydon is also under five minutes away by train, offering Boxpark and a wide choice of restaurants, bars and shops. We especially recommend Fern, as well as Meatliquor and Bao Bao.

Nearby you can walk to the South Norwood Lakes or Country Park for restorative walks or hop on the train or bus and be in Crystal Palace park in moments - which is also ideal for when South Facing festival takes place each summer at Crystal Palace Bowl. 

What we love about our home

The house changes throughout the seasons and you're spoiled with sunlight on the front of the house and in the garden throughout the majority of the day.Summers here are wonderful. The sun moves from the pergola to the living wall patio, making the garden a real retreat. The pergola – inspired by the Atlantic Byron Beach Hotel – is perfect for relaxing or working remotely, especially with the corrugated translucent roof hidden by bamboo. We’ve even loved sitting under the pergola when it’s raining, listening to the sound of the rainfall under a patio heater. With plenty of power points outside, you can even set up a hot tub under the pergola or by the living wall which we have done many times - which makes great use of the downstairs shower room.

In autumn and winter, the house feels cosy and welcoming. The living room fireplace and log burner is the heart of the home, an amazing focal point that makes the space perfect for relaxing or entertaining.
The bathroom is another highlight, with its large claw-footed bath and walk-in shower and optional overhead or converted chimney stack basin lighting to set the mood to relax or recharge.
